Fokus Development developes the Woolworth site in Kiel and announces the winner of the facade design competition
The investor Promontoria Bruce 15 B.V. plans to redevelop its property on Berliner Platz in Kiel, which has thus far been used by Woolworth. Fokus Development AG of Duisburg has been assigned with the project development work and letting. The plan is to demolish the current building and erect a new, 4-storey commercial property in its place.
In advance of the demolition work Fokus Development worked closely with Kiel City Council to conduct an appraisal process regarding the design of the facade for the new commercial building, with the results of the process presented yesterday at the building committee meeting in Kiel. The task of the six firms of architects invited to participate was to develop an expressive commercial building facade in keeping with the location and the user. Assessment criteria included integration into the urban landscape, layout and material of the facade design, advertising integration and illumination.
Winner of the appraisal process is the firm Wegener Architekten of Neustadt in Holstein. Wegener won over the jury with a design that, amongst other aspects, is sympathetic to the design elements of the Meislahn building located opposite, with both scale and choice of material proving an excellent match to the existing buildings in the area.
Peter Todeskino, Councillor for Urban Development and the Environment: "We were delighted with the idea of a competition for this prominent site in Kiel and we are very satisfied with both the process and the outcome. The winning design offers a solution that is highly appropriate for the site and for Kiel."
The usage concept for the building foresees a surface area of approximately 7,800 m² for retail use. Planning for the new structure is already underway and is being conducted in close co-operation with Kiel City Council. Fokus is currently negotiating with potential tenants for the building. The application for demolition is now being prepared and work is scheduled to begin in autumn 2015, with completion planned for early 2017.
Start of construction of the development „Markt 1“ (old Hertie store) in Höxter
Last week with the unveiling of the board announcing professionals and contractors Fokus Development, Duisburg, officially declared the beginning of the construction phase for their development „Markt1” in Höxter. „Markt1” is being developed on the site of the former Hertie store. A new facade ensures that the building blends in with the style of the traditional facades of the centre of Höxter.
Once the site is prepared we can start t clearing out the old building. Thereafter the balconies and staircases will be demolished. “The timing is ambitious but we think that by the end of September just in time for the Huxori-celebration we’ll celebrate the opening of the project,” said Axel Funke, CEO Fokus Development AG.
The new conception of the „Markt1” will create four levels of rentable space of 4,500 sqm for retail, drugstore, fitness, gastronomy and services. Leases for over 80% of the space are already signed by Müller Drogerie, Clever Fitness, Bäckerei Engel, and Hecker´s Imbiss. “The last remaining units are currently under negotiation so that the building will be fully let very soon,” said Lars Herzer, Head of Leasing at Fokus Development. Every shop will have direct access to Marktstraβe or Marktplatz.
The investment value is Euro 8,5 mio. The completion is scheduled for Autum 2015. The town planing specialist TconcepT, Den Haag/The Netherlands, together with msp architekten GmbH, Dortmund, are the architects. Assmann Beraten+Planen GmbH is suporting Fokus to draw up the construction plans. General Contractor is Runkel Hochbau GmbH, Siegen.
